The master service agreement
What does the master service agreement cover?
One contract covers any combination of the 10 services: window cleaning, pressure washing, caulking and sealants, exterior painting, exterior inspections, janitorial and common areas, interior painting, repairs and maintenance, floor care, and 24/7 emergency and disaster recovery. You choose the services your building needs. We issue one Certificate of Insurance (COI), one WSIB clearance, and one monthly invoice for the whole bundle. Do I have to take all 10 services?
No. The MSA scales to what your building needs — one service or all ten. Pricing is flat-rate per scope. You can start with a single service and add others at any time.
Are contracts month-to-month or multi-year?
Multi-year MSAs with flat-rate pricing — no annual escalators, no surprise increases. The price you sign is the price you keep for the life of the contract.
Can I cancel mid-contract?
MSAs include standard termination clauses. Specific terms vary by contract length and services included — we'll walk you through them before signing. Nothing is buried; every term is explained at onboarding.
Insurance, certifications, and compliance
What insurance do you carry?
Fully Insured with $5M liability coverage. WSIB Covered. A Certificate of Insurance (COI) and WSIB clearance are provided automatically to your compliance file when you sign an MSA, and updated before they expire — you never have to chase documentation.
Are your technicians Working at Heights trained?
Yes — every technician who performs at-height work (window cleaning, façade work, exterior painting, exterior inspections) is Working at Heights trained per Ontario Ministry of Labour requirements.
Will you name my property as additional insured on your COI?
Yes. Additional-insured endorsements are included on request as part of standard MSA onboarding.
Do you provide WHMIS / hazard documentation for chemical use?
Yes. Safety Data Sheets (SDS) for any product used on your property are available on request and stored on file.
How we actually work
How long does a quote take?
48 hours from request to detailed quote, guaranteed. For most services we can give you a scoped quote within two business days. Urgent issue? A real person responds within two business hours during business days.
What does "photo-verified completion" mean?
Every completed service comes with a photo-documented completion report. For inspections and sealant work, before/after photos. For janitorial visits, checklist line by line. Reports drop directly into board packages or compliance files without reformatting.
What's the Free Building Health Report?

What if I have an emergency outside business hours?
Emergency and disaster recovery (floods, fire, smoke, mould) runs 24/7. Crews are insured and photo-documented. Emergency recovery details here. Note: 24/7 applies only to emergency services — regular service requests run on the 48-hour quote SLA.
